I apologize for my delay in responding to your question.
The parcel was designated with a Resource Conservation land use designation as a
part of the 2010 General Plan (a map of the land use designations for the 2010 County
of Monterey General Plan Greater Monterey Peninsula Area Plan can be found in this

The parcel was also designated as a part of the 2010 County of Monterey
General Plan with an Affordable Housing Overlay, which has special development
criteria pursuant to the 2010 County of Monterey General Plan Land Use Element

The parcel is currently zoned RDR/10-UR-VS, pursuant to the most recent
attached zoning district map. This means that the parcel is zoned Rural Density

Dear Ms. Beck
I am the President of Save Tarpey Flats, a non-profit corporation dedicated to preserving Tarpey
Flats as Open Space. We have nearly 250 local households as members. Our members are
primarily from Fisherman’s Flats, Deer Flats, Jacks Peak, Oak Tree Lane, Monterra and Tehama. Our goal
is to purchase and preserve these historic lands and have them preserved through the Big Sur
Land Trust.
Our organization participated in the hearings on the Monterey County Housing Element before
both the Monterey County Planning Commission and Board of Supervisors to object to
development on Tarpy Flats and successfully removed Tarpy Flats from the County RHNA plan.
We raised many concerns and were able to convince the County that building on these lands is
ill-advised.
We understand that you are interested in building a 100-unit housing development on Tarpy
Flats.
We would like the opportunity to discuss purchasing these lands with the intent that we would
transfer ownership to the Big Sur Land Trust.
